Stays & bookings

What's the minimum stay?

28 nights nights. We're structured as a contractor / serviced let, not a holiday rental — most bookings are 4 weeks or longer.

Can I extend my stay?

Yes, subject to availability. Extensions stay on the same tier (or move up a tier if the extension takes you past 12 weeks, 6 months etc.). Message us as soon as you know.

Can I check in late or out of hours?

Yes — smart-lock check-in works 24/7 once you've got your PIN. Arrivals after midnight have a ££0 — please message us via WhatsApp if you need a late arrival late-arrival fee.

What if I need to cancel?

Cancellations, modifications or no-shows are charged at the full booked amount. Stays are confirmed on payment. We strongly recommend trip cancellation insurance, especially for relocation or contract-end-date stays.

How fast is the Wi-Fi?

500 Mb guaranteed / up to 900 Mb fibre, with hard-wired ethernet at the desk for stable video calls.

Is parking included?

Free on-road parking directly outside on Aberdeen Walk and surrounding streets. No permit needed.

Can I bring pets?

Sorry, we cannot accept pets at this property.

Can I smoke or vape?

No — this is a non-smoking, non-vaping property. Smoking or vaping inside triggers a ££0 cleaning fee.

Money & invoicing

What's included in the rate?

All bills (electricity, gas, water, council tax), Wi-Fi, linen, towels, one mid-stay clean per month, and a welcome pack.

Can my company pay against a PO?

Yes. We issue VAT invoices in the name of Aberdeen Walk Lettings, VAT N/A. We accept BACS, card, and PO payment on Net 14 (Net 30 on agreement).

Is there a deposit?

For direct bookings we pre-authorise ££250 damage cap (no deposit held) on the card on file. For corporate bookings we can replace this with Superhog cover (£5m damage protection) at ££0 per booking instead.

Will the rate change if I extend?

If your total stay crosses a tier (e.g. you booked for 4 weeks and extend to 12 weeks), we'll re-rate the whole stay at the better tier and credit the difference. You're never penalised for extending.

Are you on SilverDoor / SACO / TAS?

Direct booking only at launch — SilverDoor, SACO and TAS listings to follow.

Can you accommodate multiple people from the same firm?

We can host one team per apartment. For larger groups we partner with other Leeds operators we trust — ask us and we'll co-ordinate.

Do you do Right-to-Rent checks?

For stays of 3 months or more we run the standard government Right-to-Rent check. Most contractor bookings under 90 days don't need it.
